FIRST AND FOREMOST, WE DO NOT GIVE KEYS OUT TO PROSPECTIVE TENANTS. TENANTS ONLY SEE HOMES WITH ONE OF OUR STAFF IN ATTENDANCE

iehouses Property Management, dba of Statewide Property Services, Inc. offers full service Property Management at approximately 30% less than our competition. We solicit tenants numerous ways including, extensive online advertising & our large post signs. Right now, about 2/3 of all inquiries come from our web site (www.iehouses.com) and the dozens of other websites we list our Rentals on (such as Rentals.com, Craigslist, Zillow, Trulia, Hotpads). We also gain a competitive advantage by networking with the more than 1100 Realtors in our local Board of Realtors. As the former owner of the Prudential Real Estate offices in this area, most of the local Realtors refer their tenants to iehouses. Normal time to rent is 30-45 days (or less) for vacant properties in rent ready condition, and getting a tenant in less than 30 days is not unusual.

  • Tenant Verification: We run a triple credit check, including an unlawful detainer (eviction) check, looking for evictions not yet on the standard Credit Reports. (This Unlawful Detainer report is VERY important, make sure your manager uses this service!) We talk with past and present landlords, and we verify all income through pay check stubs and contact with the employer. We even go to the prospective tenant's current residence, if local, to see how they are taking care of that house.
  • Repairs: We use the expertise of our repairmen to alert us if the repair was caused by tenant neglect. In that case, the tenant is responsible for cost of repair. We do NOT make a fee off repairs.
  • Direct Deposit: All owner's proceeds are Directly Deposited in your checking account, at OUR expense.
  • Evictions: Everyone wants to know about evictions, but here the chance of an eviction is small. We do many evictions each year, but MOST of the evictions we handle are tenants that were given to us by the owners, after they had already moved a tenant in and then asked us to take over (when tenants were not paying). The national average for evictions through Property Management companies is 5%. Our eviction rate is at 1-2% (higher the past few years due to the unemployment situation). By the way, the eviction rate for Properties rented out by Owners is a little over 30%, which means almost 1/3 of all tenants placed by Owners results in an eviction! We are very proud of our record of getting quality tenants and top rents for our owners. However, if an eviction is called for, it will not cost you a cent, the check for the Attorney and Court Costs is written right out of the Tenant's Security Deposit. And we take care of everything: serving the notice, getting all the information to the eviction attorney, appearing in court, and meeting the Sheriff at the lockout.

Fee Schedule

  • Set Up Fee: $195 (Discounts available for Multiple Properties). This fee is sometimes also called a "lease up" fee. Typically most companies charge a half or full months rent. This fee will cover everything we need to do to get your house rented out, including all advertising.
  • Monthly Management Fee: 8% of the Collected Rent. We must collect rent to earn this fee. We do not get paid when the property is vacant or the tenants are not paying rent.
  • Late Fees: Owners get 50%. (Most companies keep 100% of late fees).
  • Between Tenant Charge: $150. (To find a new tenant)

We believe we are the only major management company in the area open BOTH days of the weekend, when most tenant prospects are looking for a rental. And being open EVERYDAY, Tenants have no excuse to not pay rent on time!

We hear of problems of getting hold of the 'right' person to handle the particular problem at other management offices. And, if you do email, you'll have my personal email address.

This site gets hundreds of hits a day, a couple hundred contacts from prospective tenants a week. Your listing will be placed on the web site, with photos, no extra charge. Additionally ALL our listings are put on craigslist.com, rentals.com (the best National site for Inland Empire coverage), HotPads, Yahoo, Trulia.com and dozens more.
  5. REPAIRS: We have worked diligently to provide inexpensive but talented repair people to work on our homes. The #1 reason tenants leave homes is not having their problems handled in a timely manner (NOT raising rent). We do NOT make money off repairs.
  6. TECHNOLOGY: We are the most technologically advanced company you will find. Our software is online, so you can go on anytime to check your account, see any invoices on your property. Your proceeds will be directly deposited in your bank account at our expense. AND tenants can pay us online from their bank account.
  7. PRIVACY: Do you really want your neighbors knowing what rent you are getting for your house? Do you think your tenant wants their neighbors knowing what their monthly rent is? While we will answer individual inquiries from prospective owners, we respect the privacy of the owners AND the tenants and do not include rent amounts in our advertising.

How it works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
